Investment Purchase Loan
The Goal: Our borrower had the opportunity to purchase a residential property in a probate sale in Orinda, CA, and wanted to invest in the property as a profitable source of rental income.
The Challenge: The property was in disrepair and required extensive remodeling in order to command market rents that would create a positive return. A conventional bank loan was not an option.
The Solution: The borrower was a repeat customer at Stonecrest, who already had an open Stonecrest Line of Credit. She had plenty of assets and cash to secure a loan. We were able to make a business loan for the purchase, secured against the borrower’s other assets, and the borrower accessed the existing line of credit for the extra funds for the remodel. By combining loan products through her relationship with Stonecrest, our borrower was able to extend her flexibility and purchasing power.
The Goal: Our borrower wanted to purchase a storage unit facility. The borrower is a repeat Stonecrest customer who has been in the storage industry for decades. His company has a long track record of success in identifying and purchasing under-utilized or distressed storage businesses and restoring them to a stable, profitable state.
The Challenge: A conventional bank loan was not an option to finance the purchase. Banks generally won’t make loans to purchase a business without a favorable cash flow relative to debt service obligations. The storage unit could not meet this requirement, so the borrower needed short term financing to fund the purchase and some time to get the business stabilized.
The Solution: Where the banks saw an unacceptable risk, Stonecrest saw a well capitalized business making a sensible investment. Stonecrest made an investment purchase loan to finance the purchase and the time that the borrower needed to stabilize the business and get long-term financing.
